Lake Cumberland Regional Industrial Complex Site 1

Recently expanded to 152 acres

With easy access off the Cumberland Parkway, a fully-controlled, four-lane connection between two Interstates, I-65 to the West and I-75 to the East, Lake Cumberland Regional Industrial Complex is designed with the open-ended needs of today's industries in mind. It is a 133-acre property that features 8" water, 8" sewer and 6" gas lines. The site is zoned I-1 Light Industrial and is located between Russell Springs and Jamestown approximately 1.5 miles from the Cumberland Parkway via U.S. Hwy. 127.

Certified Build-Ready Pad

This 150,000 square foot Certified Build-Ready Pad creates the opportunity for companies to bypass much of the red tape required when establishing a new location by addressing needs and concerns before they arise. Our proactive preparation of the site allows for quick-decision site selection. Build-Ready certification proves that unknown obstacles have been removed, that the site due diligence has been performed, and the project implementation timeline has been significantly accelerated.

With this Build-Ready Site, much of the work, other than actual construction, has already been completed. That includes control of the land to be developed, archaeological, environmental and geotechnical studies performed, construction of a build-ready pad, preliminary design work (complete with project cost and construction timeframes clearly defined), approved site plan permits and necessary infrastructure in place. On the Lake Cumberland Regional Industrial Complex Build-Ready Site, construction can begin immediately on the build-ready pad.

Austin ConsultingThe Build-Ready Site has received Austin Consulting's prestigious Shovel-Ready Site Designation Award. The designation as Food & Beverage Shovel-Ready means potential tenants will know the site meets the criteria for most food and beverage production. The certification includes detailed reports that support the park as suitable for food and beverage plant location, and are available for site evaluation.

Opportunity Zone

Much of Russell County (including the entirety of the Lake Cumberland Regional Industrial Complex Site 1) is classified as a federally designated Opportunity Zone. New or expanding manufacturing or service/technology companies may be permitted the following inducements under the KEOZ program: An income tax credit of up to 100% of the Kentucky income tax liability on income generated by or arising out of the project, and a job development assessment fee of up to 5% of gross wages.

To gain new perspectives on the available industrial sites open in Russell County, Kentucky, South Kentucky RECC and Qk4, Inc., have partnered together to create aerial fly-over videos of Site 1 utilizing unmanned drones. These videos give high-definition rendered views of the topography and accessibility of each lot within the industrial park.

First impressions are important when making informed decisions, and now we can bring the site to you through this comprehensive fly-over and the data captured.

Import Models into CAD Software

More than just video rendering, the aerial mapping drone has collected the digital topography of the industrial site. We have developed a digital surface model of the entire industrial complex—with elevation data for the roads, ground, and existing developed lots—to be used for preliminary design concepts. The high-resolution elevation model was collected in a color point cloud that can be imported into any modern CAD software for profiles, cross-sections, and drainage analysis.
